This property is part of the NextGen NYCHA Program. Under NextGen, the New York City Housing Authority (NYCHA) repurposes an "underutilized" portion of a public housing campus, such as a parking lot or playground, by subdividing the area as a separate tax lot, in order to allow private developers to build and manage a rental building on the site. NYCHA will give the developer a 1-dollar-a-year, 99-year lease, to operate the new building at this site.
In 2015, NYCHA put out a Request for Proposal (RFP), calling for the development of a piece of the Ingersoll campus at the NW corner of Myrtle Avenue and St Edwards Street as Senior Housing. The RFP calls for the site to be developed as 100% senior housing, for seniors making no more than 60% of NYC’s Area Median Income (AMI). The localized AMI of the Ingersoll Houses in 2015 was 47.4% of NYC’s AMI.
